Your home will be listed on NomadnessRentals.com and marketed through third-party channels such as Airbnb, VRBO, and others, to maximize your property’s exposure and occupancy.
Our team uses dynamic pricing tools that factor in your property’s characteristics, local market conditions, and seasonal demand. You retain the ability to set a minimum nightly rate to ensure your property never rents below your comfort level.
Yes. Unless otherwise required by law or specified in writing, we collect applicable lodging, occupancy, and sales taxes from guests, file the required returns, and remit payments on your behalf. A nominal monthly fee applies for this service, which will appear on your owner statement.
Outside of repairs that fall under your HOA, repairs are billed to the Owner at $45/half hour. Purchases, Materials and Travel time are additonal.
We charge a management fee as a percentage of rental proceeds, meaning the actual rent collected from guests. The exact rate is discussed during your onboarding and outlined in your individual agreement.
We offer two distinct programs designed to accommodate our homeowners’ preferences.
Premium Program: Nomadness handles all start-up expenses, county compliance requirements, and recurring fees on your behalf.
Standard Program: Homeowners are responsible for covering start-up costs, county-related fees, and ongoing expenses.
The Premium contract is 35% and the Standard contract is 25% charged on the gross nightly rate.
Rental proceeds refer to the rent paid by guests for the period they occupied your home. They do not include cleaning fees, taxes, booking fees, or other guest charges, only the core rental amount.
We initiate owner payments via direct deposit by the 10th of each month (or the next business day if the 10th falls on a weekend or holiday) for all reservations with a checkout date during the prior month.
Depending on your property setup, there may be fees for services such as tax filing, electronic lock installation and monthly service, and maintenance labor performed by our team. All applicable fees are disclosed in your agreement and reflected on your monthly statement.
Our team charges a labor rate for maintenance performed at your home. We will not authorize repairs or alterations beyond a set threshold without your approval, unless it qualifies as an emergency repair. Third-party licensed contractors may also be engaged on your behalf for larger jobs.
Yes! You can block off dates at any time for your own personal use. Simply mark the days you want as unavailable in your owner portal, and they will be removed from the booking calendar. Whether it’s a weekend getaway, family gathering, or just some time to enjoy the property yourself, you’re in full control of your calendar.
Our onboarding specialist will get you set up in our system and send you a link to your owner portal. From there, you’ll be able to create your own password.
Yes. You are responsible for all utilities at the property, including electricity, gas, water, internet, trash removal, and similar services. We recommend disabling or locking any pay-per-use services (such as pay-per-view TV) to prevent unexpected guest charges.
General wear and tear issues are the Owner’s responsibility. If a Guest breaks something during their stay, it has to be determined that they are at fault and should bear some of the expense. We also have a Damage Protection Program which can often cover replacement costs.
You are required to carry commercial general liability insurance at minimums specified in your agreement. Nomadness must be listed as an additional insured on the policy. We strongly recommend speaking with your insurance provider about short-term rental riders, as many standard homeowner policies do not cover short-term rental activity.
Our team will access your property for operational purposes such as guest check-ins, cleaning, and maintenance. As a homeowner, you must reserve dates in advance before visiting your own property to protect guest privacy and avoid conflicts with active reservations.
Interior cameras are not permitted. Exterior cameras such as a front porch camera visible from off the premises are allowed.
Nomadness manages all guest communication from inquiry through checkout and beyond, including reviews and any issues that arise during a stay. You don’t need to be available or involved in day-to-day guest interactions.
We offer a Damage Protection Program that covers accidental or unintentional damage caused by guests up to a defined limit per stay. Any issues are promptly documented, reported to the guest, and repaired to maintain your property’s quality. Guests are responsible for damages not covered under the program. This program is not insurance and does not replace your homeowner policy. It is a supplemental benefit we provide. Full details are outlined in the program addendum included with your agreement.
Yes. We may issue full or partial refunds at our discretion to address legitimate guest dissatisfaction and protect your property’s ratings and reputation.
We reserve the right to place your home in out-of-order status if we believe a condition exists that could impact guest safety or the quality of a stay. We will work to resolve the issue as quickly as possible. Nomadness will not be liable for losses related to out-of-order status.
All confirmed reservations booked before your termination effective date must be honored. This protects guests who have already planned and paid for their stay. Management fees on those reservations remain payable to Nomadness.
You must notify us in writing before listing your property for sale. Property showings must be coordinated through us and scheduled during non-occupancy periods whenever possible. Your agreement and existing reservations transfer with the sale unless alternative arrangements are made. Specific details and any associated fees are outlined in your agreement.
Either party may terminate the agreement with a minimum of 90 days’ written notice. The effective termination date will be the later of the date specified in the notice or 90 days from delivery.
The Premium Program requires a one-year commitment, while the Standard Program offers greater flexibility. Should a homeowner choose to terminate their agreement, they must follow the terms outlined in our termination policy, which ensures Nomadness receives proper advance notice.
Yes. Nomadness may also provide 90 days’ notice to terminate. In certain circumstances such as a change in law that makes vacation rental use prohibited or economically impractical we may terminate immediately.
Yes, where no prohibitive factors exist, installation of an electronic lock is required. This enables seamless and secure guest access management. Details on costs and responsibility for the lock will be outlined in your individual agreement.
All photographs, descriptions, and marketing materials created by Nomadness remain the intellectual property of Nomadness. If you provide your own materials, you grant us a license to use them for the duration of the agreement.
